In the face of the tension between land and the environmental challenges facing the city, the "already there", ordinary or protected heritage, is proving to be a catalyst for atypical, sustainable and innovative programmes. A new building stock from the 80s and 90s is now becoming a heritage "capable" of mutation. Rehabilitate and reconvert rather than demolish. Here is a perfect example: the conversion of the former Groupama headquarters by architects Andrault and Parrat (Agence ANPAR), in Noisy-le-Grand. A 31,600 m2 building complex with a mirrored glass curtain wall, a set of footbridges and wide corridors, all built in 1986. How to transform this XXL building from a tertiary use into a residence dedicated to coliving?
The first step was to work with an experienced team, formed by OCEANIS PROMOTION and UXCO Group for this second large-scale "Ecla" project. To meet the challenge of rethinking and adapting this existing building, many partners and companies worked together, including : The design of the Atelier Philéas architecture, the design of all the interior fittings by BBonus and the execution and management of the works by MC Consult.
From an architectural point of view, the response was exciting. First of all, the new use (from tertiary to coliving) had to be integrated by matching the programme to the structural framework of the existing building. Attention was paid to respecting the modenature of the façade, which dictates the sequence of the rooms. It also means respecting the morphology of the building while rethinking the organisation. We were thus able to offer some totally atypical and original accommodation
This new life cycle of the building will offer 716 flats and 1,200 beds located from the ground floor to the ground floor and divided into 6 cores. And in its coliving logic, the ECLA programme offers many innovative common spaces dedicated to the residents.
