The architectural plan is grounded in the mixed nature of the programme and lies on the major axes of urban redevelopment in the Fauvettes neighbourhood.
This mixed character, with two community amenities (a social outreach centre and a post office) and 65 housing units, permits the creation of a large ground floor level, the “base”, brought to life by the entrance and the visibility of activities, especially those aimed at early childhood.
All the entrances are independent, and the structure of the housing units on upper storeys has no impact on the layout or future adaptation of the outreach centre and the post office.
This independence is expressed in the proposed volumes:
A ground floor level dressed in light brown brick that incorporates the amenities, the two ground floor housing units and machine rooms, with raised roofs to indicate the principal entrances to the outreach centre and the post office.
Above the ground floor, two volumes of housing, one at the corner of Rue d’Artois and the other at the corner of Rue Roussillon, establish an urban rhythm with the existing buildings on the avenue and these streets, thanks to the split parallel volume and the contrasting colours of their render (off-white and light brown).
Each programme in the operation is fulfilled, each of which was subject to a major premise:
The post office has an open-plan layout and is situated on the avenue close to its former location.
The Louise Michel Outreach Centre also has an open-plan layout with specific ergonomics, adapted to its different uses or hours of operation. The premises open onto protected exterior spaces.
The parking spaces are situated perpendicular to the constructions in order to create the maximum area of open ground.
The housing is organized into two building volumes in order to reduce the number of units per access staircase and maximise the solar exposure for each unit.
The exterior spaces, including the internal block space on the new road, are treated as a wooded square with its pedestrian paths and its shaded mini-plaza.
This layout also allows optimum phasing of the operation with a total independence of flows, pedestrians, programme and site according to the phases.
The work with the company on the design and realization has made it possible to optimize the construction techniques to meet the budget of the developer and minimize the technical and planning risks and contingencies.
